Bendorf Masterplan

AUKETT+HEESE was commissioned by a property development company to develop a masterplan for a residential area outside Koblenz.

The location was part of an earlier development plan that was no longer adequate for current requirements . The task was thus to re-evaluate the site with contemporary residential standards, optimise the plots of the numerous existing property owners and, in the process, develop a continuous neighbourhood concept that creates identity.

The design creates a residential area protected from the neighbouring motorway, a central tree-lined street as a neighbourhood axis connects a variety of residential house types, which are oriented to the south and south-west with private courtyards and balconies.

One challenge was to develop the concept in such a way that it remains feasible with and without the inclusion of a central plot.
